Langley Water

We experienced a water leak for our main line to the house and had called around a few places to get estimates and their opinion. To be honest, the big name companies we called with their tv commercials did not provide the professional advice we were seeking as they informed me our main line might go under our driveway and they wanted to tear up the concrete. Bill and his crew arrived and found our main line and the leak so quickly which did not go under our driveway. We could tell he has done this work for a long time as he was explaining everything he was doing. They were very professional and I would highly recommend them to any of my neighbors and friends. If you want the job done right and quickly, call these guys! On top of that, price was very reasonable. The Langley Water leak specialists, Cody Langley and Joey were punctual, so friendly and extremely professional. We cold called Langley Water the day before when we were told by the water company it detected unusually high water consumption, probably a leak from our private property water lines. Bummer! Immediately upon arrival, Joey said he heard and suspected a leak was coming from the water meter itself. After the meter was completely unearthed (shoveled out by hand) the leak was discovered on the water company's meter pipeline (at the meter itself). Joey was right! And we were relieved that the water company was responsible for the repair! The water company came out the next day and made the necessary repairs. We were so thankful the leak was in a very convenient spot instead of having to dig up our entire front yard and that it was discovered so quickly. On site, Cody Langley confirmed the water company would be billed for Langley's service call. The only request from Joey and Cody was to write a positive review for their company. We were so impressed by Langley's immediate professional service that my husband gave Joey and Cody a generous cash tip. It's hard to leave a bad review for this sweet family. They have fair prices and are very kind. They repaired a leak and it failed several months later. I reported the issue several times and they were busy. They came out a few days later to see if it was safe to wait for the repair. I was told it was ok to let the water run until they came back over a week later. They repaired the faulty piece they had previously used and did not charge me, which was wonderful HOWEVER my water bill was over $3,000!! Highline water district allows you a one-time 40% adjustment for a leak for homeowners. Which brought my bill down to $1,700. This came at a really hard time for us. Had the first repair not failed, or they had not postponed the repair so long this could have been drastically diminished. Even if they had said it was safe to leave the water on but to check with the water company about cost of doing so, that would have been on me but they didn't and I trusted their judgment. It was cold and snowy out so going in and out of the house to turn the water off and on would have been super inconvenient but to avoid a 3k bill, we would have done it. They are kind and mean well, but this financial hit is tough and they don't take any financial responsibility for failed repairs. Sometimes it's not enough to get a "free repair" if there are long delays or you get advised incorrectly which costs you in the long run.

I had a leak issue and was not sure who to call, was working with my insurance with everything going on and by my luck one of the city workers who had to come Out to my property had given me a card for Langley water. They were responsive, quick, and did great work! The were super friendly as well and went over the process of what they would be doing and the what ifs. I couldn’t recommend them enough!

These guys are AMAZING! Rarely (if ever), does one have the "luxury OR privilege" of meeting somebody while in "distress" where one feels the response is NOT of someone trying to "take advantage of misfortune"! THIS IS AN IMPRESSIVE, FAMILY owned TEAM! If I could, I'd rate them a 12! We had a "mysterious" water leak we could hear through our walls, but couldn't see ANY evidence of it either indoors or outdoors, or on ground. After contacting a plumber (who estimated AT LEAST a $9,000 repair), they thankfully provided a recommendation to Langley! After initial consultation, Bill Langley did in fact confirm a "large" water leak was underground (instead of inside the house) using a technical, electronic device that looked like from Star Wars. After running a few more tests, he determined the problem wasn't where he thought it was inside the house, it was in another location of our yard outdoors behind the house! More testing found a location eventually underneath our wooden deck that couldn't be seen! After removing a few boards, BINGO! Digging the pipe up that we weren't aware of produced the problem......a LARGE leak they quickly repaired. Total bill was just under $2600 for the team's 4 hours of investigation & tests. A SAVINGS of AT LEAST $6400 MINIMUM! I cannot adequately express enough PRAISE & GRATITUDE for this HONEST business of INTEGRITY! :-)

One day I had fresh water coming up between the sidewalk and my driveway. I had the city of Puyallup come out and take a look. They said it was on me because it was between the meter and house. I asked who I should call and they suggested Langley Water. A few months earlier a neighbor had his water main repaired. I asked him who had done the work, he said Langley Water and was really happy with their work. He also said he gotten 3 bids and Langley was the most reasonably priced. That was enough research for me so I called Langley and was glad I did. Good communication, professional, fast and all at a fair price.

Called them to check if there’s a water leak because our bill was running high for the last two months. Cody and the other guy (forgot to ask his name) came in and checked our meter, they seems knowledgeable on what they are doing, luckily they found no leak - all that with no charge!They are very professional and very nice people so would definitely recommend and use their service if needed in the future. Suffice it to say, my first experience with Langley Water Services was by far one of the best experiences I've ever had with any type of contractor. Bill Langley, who owns/operates his business, not only did what we required but he also cleared out an area under a huge Cedar tree that I've been trying to deal with for weeks with a compromised lower back. Mr. Langley offered to do it for me out of the blue. Just to be an awesome guy. He runs a fine-tuned crew of young professionals that worked together like a swiss watch. On time, fast, efficient, a real joy to meet and to watch them in action. I'd call them all back in an instant should I ever have a pipe or water issue again. I believe Langley Water is a 5-Star operation and they take serious pride in their work and their bill didn't knock the wind out of me. Bravo!
